New figures show that Amager’s 2300 København S postcode has recorded 122 home sales above DKK 10 million so far in 2026, ahead of Copenhagen’s traditionally most expensive districts.
Figures from the property portal Boligsiden show that the former working class district now leads the capital in high value transactions. DR reported on September 26 that 122 homes in postcode 2300 København S have been sold for more than DKK 10 million this year. The postcode covers large parts of Amager.
Ten years earlier, in 2016, only three homes in the same postcode changed hands at that price level, according to DR. Amager now ranks above Hellerup, Charlottenlund, Frederiksberg C and Østerbro, which have previously topped the list.
Berlingske reported on September 25 that Hellerup, Charlottenlund and Østerbro had led the ranking in recent years. The newspaper also reported that 59 villas were for sale in 2300 København S, with more than half listed above DKK 10 million.
Nordea points to younger buyers
Lise Nytoft Bergmann, housing economist at Nordea, told DR’s radio program P1 Orientering that a major shift has taken place in which districts around Copenhagen are most sought after. She said Amager was previously not considered the right postcode among some groups of buyers.
According to Bergmann, older generations regarded the North Zealand coastline as the desirable address. She said younger buyers now entering the housing market weigh the individual municipalities differently, and prefer cycling distance to Copenhagen over living along the Whiskybelt.
Metro, beach park and new housing
Bergmann said Amager itself has changed a great deal. She pointed to the construction of the metro, Amager Strandpark and new residential buildings in an area once marked by car workshops and other light industry.
She said today’s Amager is a very different place from the tougher district some people remember from several decades ago. That change is reflected in prices, she told P1 Orientering.
Square meter prices on Amager are very high today, according to the Nordea economist. She noted that many new luxury apartments along Islands Brygge and near the Amager beaches are trading at high square meter prices.
DR noted that Amager was long known by the nickname “Lorteøen”, a reference to the historic practice of carting waste from Copenhagen’s latrine buckets out to Amager’s fields as fertilizer. The district’s reputation as a working class area persisted for decades.
Several areas on Amager have been redeveloped in recent years, including new housing districts and green spaces such as Amager Fælled. According to DR, the combination of transport links, the beach park and new construction has reshaped the district’s profile among buyers.
