Real Estate in Denmark Attracts More Buyers to the Suburbs

Real estate in Denmark is rebounding, with suburban and rural towns outpacing major cities in home sales growth. New figures show a nationwide increase in home transactions and prices, largely driven by buyers seeking value outside urban centers.

Home Sales Surge Outside the Major Cities

Real estate in Denmark is showing significant signs of revival, particularly in municipalities outside the country’s largest cities. A new analysis by real estate firm home a/s and the housing platform Boligsiden reveals that nationwide home sales rose by 8.9% year-on-year in August 2025. However, the real momentum is coming from suburban and rural areas, where transactions of single-family houses and townhomes have seen the strongest growth. More Danes are looking outside the big cities for homes.

In two-thirds of Danish municipalities, the number of homes sold either remained steady or increased compared to the same period in 2024. Suburban municipalities with lower price per square meter, access to nature, and a strong local infrastructure have become increasingly attractive to homebuyers. Buyers seem to value lower prices and good local options.

Top Municipalities See Nearly 100% Growth

Several municipalities have nearly doubled their number of home sales this past year. Halsnæs leads the way, seeing a 95.7% increase in August 2025 compared to the previous year (+22 homes sold). Favrskov followed closely with a 78.8% rise (+26 homes sold), and Kerteminde reported a 76.5% boost (+13 homes sold). Other notable municipalities included Dragør (+73.3%), Haderslev (+70.6%), and Allerød (+61.1%).

These areas offer an appealing combination of affordability and quality of life factors that are becoming more important in Real estate in Denmark. Many of these municipalities also include established town centers and efficient transport links to larger cities, making them ideal for commuters.

Slowing Activity in Copenhagen

Though some major cities have also experienced growth, the picture is mixed. Copenhagen, Denmark’s capital, saw a steep 23.1% drop in single-family home and rowhouse transactions compared to a year ago. This contrasts with growth in Aarhus (+21.9%), Odense (+7.8%), and Aalborg (+12.4%).

One reason for the drop in Copenhagen is the shrinking availability of listed properties, which has tightened real estate in Denmark and pushed prices higher. Additionally, first-time buyers often find themselves priced out of central urban areas, prompting a shift in demand toward more affordable surrounding municipalities.

Rising Prices and Strong Demand

The upward trend in sales is accompanied by increasing prices. Nationwide, average home prices climbed by 5.8% over the past 12 months. In approximately three out of four municipalities, prices rose in August 2025, with some areas experiencing both high sales volume and sharp price hikes.

This surge in activity is being fueled by several favorable macroeconomic conditions. Falling mortgage interest rates and rising wages have improved purchasing power across the board. At the same time, Denmark continues to face a decline in housing supply, with 6.3% fewer single-family homes and townhouses listed in August this year compared to 2024.

Key Market Trends Shaping Buyer Behavior

A few notable developments are shaping market dynamics across Denmark:

  • Increasing competition: Fewer listed houses are intensifying competition among buyers in high-demand zones.
  • More homes selling at or above asking price: The proportion of transactions closing at over-asking prices is on the rise, signaling stronger demand.
  • Faster transactions: Homes are being sold more quickly than in previous years, especially in suburban and rural municipalities.
  • Geographic shift: Buyers are trending away from city centers and migrating to outer-ring and rural municipalities.
  • Higher financial confidence: Lower interest rates and wage growth are empowering more Danes to enter the housing market.

The Outlook for Provincial Denmark

Rural and island municipalities like Tønder (+36.7%) and Morsø (+35.3%) are also seeing substantial increases in home sales, further emphasizing how buyers are willing to move farther from urban hubs to maximize value. For residents in these areas, the surge in demand brings a positive economic effect, potentially revitalizing local communities and boosting long-term settlement.

This shift could reshape Denmark’s residential landscape, reinforcing the stability of smaller markets while relieving pressure on larger cities.

Promising Times for Buyers and Sellers Alike

The combination of accessible financing, rising wages, and greater flexibility among buyers is sustaining robust activity across real estate in Denmark. With many buyers now willing to extend their search radius in exchange for more space and quality of life, smaller cities and towns are becoming the new real estate hotspots. As housing supply tightens further in urban cores, peripheral communities may hold the key to Denmark’s housing future.
